We offer a range of planning advice services to help you get the advice and input you need to support your project - whether that's a quick query on whether you need planning permission for a household extension, through to advice and guidance on major housing schemes.

General planning enquiry 

If you have a general planning enquiry which has not been answered in our interactive planning enquiry form, you can submit a general planning enquiry which cost £90, and our team will get back to you within 3 days.

Advice on draft plans (pre-app advice)

If you need advice on draft plans and would like detailed feedback from our team, why not submit a pre-app.

We offer pre-application support for all types of applications, ranging from householder, through to minor developments, up to major and strategic developments. 

Pre-application advice cannot guarantee that your planning application will accepted - this is because we may not be aware of all issues at the pre-app stage, and won’t be able to consider any comments or responses that are made once an application has been submitted. That said, it can help speed up the planning process as any potential problems can be highlighted before you submit your application.

It will help if you can upload draft plans as part of the form.

Talk to us about a major development

We work with our trading company, Lichfield West Midlands Traded Service (LWMTS) to provide pre-application support to developers bringing major and strategic applications to the district.

We are very keen to enter into planning performance agreements (PPA) with developers. PPAs foster positive joint working between developers and our team, and can also help to bring together other parties such as statutory consultees.

A planning performance agreement is volutary and is agreed prior to the application being submitted, and can be a useful focus of pre-application discussions about the issues that will need to be addressed.
