Let us help you to validate your application

  • Instead of having your application returned to you via the Planning Portal, you can pay a discretionary invalid service fee using this form.
  • You will then be able to resubmit any missing or incorrect details without having to apply again through the Planning Portal.
  • You will also be able to contact our team for advice and guidance on how to submit the correct information.
  • Please ensure you pay the invalid service fee within 21 days of being told your application is invalid, or we will invalidate your application.

Or, we can return your application as invalid

  • Alternatively we can invalidate your application and you can choose to resubmit it through the Planning Portal, using the information we have provided to help you get it right.
  • We will refund your full application fee - the Planning Portal may however retain a percentage of the fee you have paid, so you may not get a full refund.

Fee info

  • The fee for us to help you validate your application is £360 (including vat) per request and is capped at three attempts after which we will return your application as invalid.
  • Please note the invalid fee is discretionary and is non-refundable in all circumstances.
