Self-build and custom build homes
Local planning authorities have a duty to keep a self build and custom housebuilding register of people who are interested in self build or custom build projects in their area.
This register will help inform the council of the level of demand for self build and custom build plots in Lichfield District and then the council must have regard to the register when assessing planning, housing land disposal and regeneration opportunities.
What is self-build and custom build?
In general, the term self-build usually means you are directly involved in organising the design and construction of your own home, whereas custom build usually means working with a specialist developer to help build your home.
How do I apply?

Please note that if you are accepted on to the register this will be conditional on the receipt of the required fee as set out below. You may be removed from the register if this fee is not paid.
How much does it cost to register?
From 20 February 2019 joining the register is subject to payment of a £100 (+VAT) fee to Lichfield District Council.
The fee is payable within 28 days of an applicant being notified that their application for the Lichfield District Self-build and Custom Housebuilding Register has been successful. If payment is not made within 28 days, the individual will be removed from the Register and any subsequent applications for re-entry onto the Register must pay the relevant fee upfront, prior to the application being assessed. Lichfield District reserves the right to refuse subsequent applications where the fee is not paid.
Where an application is from an association of individuals, each member of the association must pay the relevant fee.
Please note that to remain on the register, a subscription fee of £50 will be required to be paid by the 30th April each year.

What happens after I register?
Once you are on the register we may be in contact with you from time to time with updates about self-build and custom build. We will keep the register under review and update it on a regular basis. We may ask for confirmation of your continued interest in building in the district at certain intervals to ensure that the register remains accurate.
Please note that the register will not be made public, although the council may report headline data, such as the overall demand for self-build and custom build in Lichfield District in the Annual Monitoring Report.
Following the Self-Build and Custom Housebuilding Regulations (2016), in order to successfully register you must:
- Be aged 18 or over;
- Be a British citizen, a national of a EEA State other than the United Kingdom, or a national of Switzerland;
- Be seeking (either alone or with others) to acquire a serviced plot of land for your own self-build and custom housebuilding project;
- Pay a registration fee to Lichfield District Council of £100(+VAT).
