Pre swap checks

Your landlord must first agree to a mutual exchange and a variety of checks will be carried out before you can swap your home to make sure the move is suitable.

If you are swapping with a tenant from another landlord, their landlord will also need to approve the exchange.

Rent account

Your rent account should be up to date with no arrears or outstanding debt.

Property size

The property you want to move to must be suitable for your household.

Tenancy status

Your tenancy must be in good standing, with no legal action such as:

  • Notice of seeking possession.
  • Suspended possession orders.
  • Serious concerns about the condition of your home.

Some homes are designed for specific needs, for example:

  • Adapted homes for customers with disabilities.
  • Homes reserved for people aged 55 and over.

You must meet the criteria for these homes - if you do not a swap will not be agreed to.

Reasons for refusal

A exchange may not be approved if:

  • Your rent account is not clear or there is outstanding debt.
  • The property is not suitable for your household size - i.e. more bedrooms than you need.
  • There is action being taken due to a tenancy breach.
  • You do not require an adapted or specialist home.
  • You do not meet the criteria for homes designed for specific needs or groups.
