From 1 May 2026, some important changes are coming to private renting under the Renters’ Rights Act.

These changes are designed to make renting fairer, more secure and more balanced for everyone – whether you rent a home or let one out.

The new rules affect tenancies from start to finish, including:

  • how tenancies begin
  • how and when they can end
  • how rent increases work
  • and things like keeping pets

One of the biggest changes is the removal of Section 21 (often called 'no‑fault') evictions. This means landlords will no longer be able to ask tenants to leave without a valid reason.

Most existing tenancies will also automatically move to a more flexible rolling tenancy, giving tenants greater security while still allowing landlords to regain possession where there is a genuine need.
