How developments boost the district
As well as bringing new local homes and business premises to the district, new developments boost the local area in lots of other ways – from supporting new infrastructure such as roads and schools, through to funding local projects and priorities.
We make agreements with developers to mitigate the impact of a development proposal - these are called planning obligations.
Planning obligations are attached to a development proposal, or planning permission, in order to make the development acceptable.
There are two ways local developments fund local infrastructure and initiatives – community infrastructure levy (CIL) payments and section 106 (S106) agreements that are secured through the planning process.

Depending on their location, developments also have to adhere to special area of conservation (SAC) rules, which protect sites designated for their rare and important habitats and species.
