Invalid service charge fees
It is vital that you ensure your application is correct (known as valid) before you submit it to the Planning Portal.
Since April 2024, the Council has applied a discretionary service charge to support the validation of invalid planning applications. This is because we were continuously finding over half of all planning applications submitted to us were invalid for various reasons. The Council publish clear guidance on the website to confirm what information is required to validate an application. If your application is submitted without the required information, it will be found invalid, and the Council will levy an invalid service charge to support you to validate the application. We will write to you outlining the necessary additional information required to make the application valid. You will have 21 days to provide the required information and pay the service charge, otherwise your application will be returned to you.
Our invalid advice service is discretional service - if you do not wish to pay the service charge, you can choose to have your planning application and the fee you have paid returned to you. Please note that if you applied via the planning portal they may retain a percentage of the fee you have paid.
Invalid service charge fees are as follows:
